When you’re investing in industrial property, what matters isn’t just who’s paying the rent, it’s how long they’ll stay, how productive they can be, and how confident you can be in the income stream. At PFI, strong tenant relationships are at the heart of what we do. The bottom line is, happy tenants go a long way to making healthy returns.
We see our tenants as more than just occupants. They’re partners. And when they succeed, we do too. So it makes sense for us to walk alongside them and help them succeed.

Industrial businesses are busy places. The work is physical, the pace is fast, and the margins can be tight. So when a tenant chooses to lease from us, we work alongside them to make that decision pay off for them. It starts with freeing up capital. By leasing, rather than owning property, tenants can reinvest more money in technology, inventory, staff, and other areas that help to drive operational gains. But that’s just the beginning.
What makes a difference is the relationship. Our in-house property and facilities management teams work directly with businesses across our 90+ properties to understand what they need and how we can help. That might be a lease reconfiguration to accommodate growth, or support to adapt a site to meet automation or compliance requirements. We don’t just hand over the keys and disappear. We stay involved, available, and ready to act when things change.
And because our team is small and experienced, we know each tenant personally and can move quickly to make the right call.

That modernise spaces to meet new operational needs and drive additional productivity.

Like LED lighting and solar panels that help reduce operating costs.

That keeps things running smoothly and safely.
In many cases, we work with tenants to invest in improvements that enhance their ability to perform, such as reconfiguring office space, yard access and loading areas. It's not about spending more, it's about spending smart to create value on both sides of the lease.
Our team regularly visits with tenant contacts on site, listens to feedback, and builds relationships across all levels of a tenant’s operation. That visibility is critical and helps us spot potential issues early, support growth opportunities, and maintain the high retention rates that have been a hallmark of the PFI portfolio.
Our approach means that many of our tenants renew their leases earlier, stay longer, and invest more in the spaces they occupy. And that has translated into consistent occupancy levels and stable, reliable income.
Strong tenant management isn’t just about good service, it’s a strategic asset, that differentiates us and sees tenants stay with us as they grow. The industrial sector is evolving fast, with changing compliance, automation, and sustainability requirements. Tenants want landlords who understand that and who will adapt with them.
“We don’t treat tenant management as an add-on,” says Ewan Cameron, General Manager of Property. “It’s core to our strategy to deliver strong, stable returns over time. When tenants are successful, and they see us as part of that success, everyone benefits.”
In a world where certainty can be hard to come by, partnerships built on trust, service, and responsiveness go a long way. At PFI we’re proud that our track record is built on the work we do with tenants, on the ground, every day.
